This project is situated right next to Lows Lookout in Coolum Beach; so the main aspect of this brief was to capture the stunning 180 degree views! The steep, slopping site faces North West and we wanted to get sea views up the coast to Noosa, however at ground level on this project, it was impossible to predict what views it would have. There was also an air and light easement over the block as well as an air and light easement on the site in front. BRIEF: To create a 4 bedroom home including a 60sqm granny flat on the lower level with a separate entrance. By splitting this project into two levels, we were able to capture fantastic sea and sand views to the North (Noosa) as well as capture the beautiful Western Sunsets. The main part of the house carries the garage, storage, two bedrooms – main with ensuite, living room, bathroom, and a deck with fantastic views. We were able to create private covered living outside for downstairs, so that they have plenty of outdoor living on the lower level as well as the top level. Biggest Design Challenge: To design a home that would work on the slope as well as be under the Maroochydore height restrictions of 8.5 meters (in the end, we were within 19mm!) while maximising the available height to gain the views, and ensure that when the block in front is developed, the views won’t be built out! Another Challenge: Access to the site is down a steep driveway shared with three neighbors. This wasn’t just a challenge in creating a turning circle and space in the design of the driveway and garage but also was tricky with access through the build stage.
